The Reserve at Thunderbird I

The Reserve at Thunderbird - Phase I is a new construction, mixed-income, integrated, supportive housing development in an area of Phoenix that is in desperate need of affordable housing. The site being developed and built is located at 13404 N. 30th Avenue in Phoenix(1). This project consists of 242 units consisting of 2-, 3- and 4-bedroom homes in Phase I will include six three-story walk-up residential buildings with interior breezeways. Phases I and II will share a secure gated entry, but each Phase will have its own set of amenities, including leasing offices, laundry rooms, splash pads, playground equipment, etc. Residents will pay electric utilities but will be provided with free WiFi, water, sewer and trash.

An attractive and modern architectural style will complement the existing multifamily adjacent to the property and give residents a sense of pride in their urban environment. A wood-frame construction with flat roofs typical of the market, will provide an additional opportunity for a solar PV system to offset common area usage.

(1) Phase I is being developed in a long-vacant and blighted site that currently attracts homeless encampments. By developing a secure, attractive community it will provide a complementary use to the surrounding housing stock. The property is within one mile of a number of major employers according to the city of Phoenix Community and Economic Development Department, including Arizona State University West Campus, U-Haul and HOME DEPOT and Lowes.

Phase 1 will be an energy efficient and sustainable rental development located on an amenity-rich site, with large units appropriate for households with children that benefit from living nearby to schools, parks, health services, shopping, and bus service connecting families to the heart of Phoenix.
